Choosing a Home Inspector


Many times, a buyer will find themselves in a position in which they are wondering if it is even necessary to hire a home inspector.


I always advise my buyer clients to have an inspection done by a licensed and insured professional inspector.


Just because your cousin has been working for a builder for 15 years, doesn’t mean he is qualified to inspect your home. Trying to save a few bucks will always cost you more in the long run.


It’s important to understand that spending money up front to find out about potential problems and issues will typically save you a lot of money in the end.


Some questions to ask your inspector prior to hiring them;

  • Do you walk the roof or inspect from the ground or a ladder? (in NY, an inspector is NOT required to walk a roof)

  • How soon after the inspection can I expect the report?

  • Do you include pictures in your report?

  • How long will it take?

  • Do I have to be there? (we always suggest that the buyer be present for the inspection, especially if it is your first home.)

  • Is a termite/ wood destroying insect inspection included?
